More owner-occupied homes due to the sale of rental properties: what are the opportunities and pitfalls for young buyers?
For many young people in the Netherlands between the ages of 18 and 35, it is very difficult
to obtain a first owner-occupied home. Houses are expensive, there is little supply, and often a
lot of competition. Yet, since 2025, a notable change can be seen: more and more landlords
are selling their rental homes. At Huisje Boompje Beleggen (HBB) we believe this is a

Why are rental homes being sold?
In recent years, the government has introduced stricter rules for landlords. For example,
higher taxes make it less attractive to rent out homes. In addition, the Affordable Rent Act
ensures that landlords have less freedom in determining rental prices. Since this law, a
maximum rent applies to many rental homes. Because of these rules, landlords can earn less
from renting out their homes. As a result, many private landlords are deciding to sell their
properties (Rademaker, 2025).
What does this mean for first-time buyers?
First-time buyers especially benefit from older rental homes being sold. 65 percent of the
homes sold by investors went to this group, says the Land Registry. This is because the prices
of these sold rental properties are lower due to, among other things, the relatively low energy
label.
Opportunities
• There is more supply of owner-occupied homes on the housing market.
• You have less competition from investors who buy houses to rent out.
• Due to the reduced competition, prices may fall slightly, making it easier to obtain a home.
Pitfalls
• Many rental homes are older and sometimes have deferred maintenance.
• Some homes have a poor energy label, which means higher energy costs (Slomp, 2025).

Mortgage: what should you pay attention to?
When you want to take the step to buy your first home as a starter, you should know that
banks look closely at your financial situation. This is what they pay attention to, among other
things:
• Do you have a student loan with DUO, for example? Then this counts toward your monthly
expenses, and you can borrow less because of it (Hypotheken, 2025).
• Or are you buying, for example, such an older home with a poor energy label and do you
want to make it more sustainable? Then you are often allowed to borrow a bit extra
(depending on your energy label) for energy-saving measures such as insulation or solar
panels. Furthermore, you must always take into account additional costs for maintenance and
possible renovation (Ministerie van Algemene Zaken, 2024).
In short: calculate your maximum mortgage (this can be done via our HBB website), check
the condition of the home. In addition, you can future-proof your home by planning for
sustainability, which ensures greater comfort, lower energy costs and a higher resale value.
Your opportunity as a first-time buyer
In conclusion, this means that more homes are becoming available for first-time buyers
because landlords are selling their properties. This may be an opportunity for you to finally
obtain your own home. But as explained above, you must be careful. Some homes need
maintenance or have high energy costs.
